NJ Realtors® Secures Amendments to Rain Sprinkler Bill

In 2006, legislation was introduced creating a time-of-sale requirement that lawn sprinklers have rain sensors, which New Jersey Realtors® has opposed successfully for the last 17 years. This legislation has begun to move in the current legislative session and New Jersey Realtors® has secured the following amendments to the bill:

Allowing funds to be held in escrow that would allow closings to proceed even if rain sensors or smart sprinklers are not installed on a property being sold.
3-year delay for contracts-of-sale to contain provisions relating to the requirement for rain sensors or smart sprinklers to be installed.
Notice requirements for Landscape Irrigation Contractors to notify their clients of this new requirement.

The bill still must be voted on by the full Assembly and Senate before it can reach the Governor’s desk.
